環球東方股東通過1.4億售雪州地段 財經 [1] 企業 [2] 11 Mar 2015 20:39 　（吉隆坡11日訊）為改善現金流動和償還貸款，環球東方（GOB，1147，主要板房產） 股東今日通過， 以1億4235萬令吉脫售2塊位于雪州的土地。 　環球東方執行董事魏明安（譯音）今日出席特別股東大會后向記者指出，脫售土地活動也可支撐吉隆坡 安邦路的新發展計劃。 　“我們需要營運資本融資與大馬樹膠局聯營發展的Pavilion Embassy，面積達2.27公頃的綜合工程， 料5年后竣工。” 　他說，除了拓展核心業務，在Equine Park、雪州及檳城峇都交灣建築城鎮外，參加這個工程的主因 是要多元化旗下房產業務。 　“隨著消費稅在4月1日開跑，金融機構和銀行貸款條件加緊，今年的挑戰更激烈，買家需求更謹慎。 但我們有信心，低過100萬令吉的房產前景明亮，特別是坐落靠近良好基礎設施的房產。” 　環球東方總財務長吳毅銘（譯音）說，公司于2010年進行重大管理和投資重組計劃后，公司過去3年 表現都良好。 　“我們正努力減低債務。” Source URL: http://www.chinapress.com.my/node/605512

3月11号投票卖地，看来老板是要在GST前弄好卖地事宜。

4. RATIONALE FOR THE PROPOSED DISPOSAL

The Proposed Disposal provides an opportunity for GOB to realise and unlock the value of the Lands at a price that is above the market value. The Consideration is at a premium of approximately RM6.35 million or 4.67% above the Market Value of the Lands of RM136.00 million ascribed by the Valuer. Further, The Proposed Disposal is upon completion expected to result in a net gain of approximately RM85.22 million representing about 33.1 sen per share based on GOB’s weighted average issued and paid-up capital as at LPD. The Proposed Disposal also provides GOB Group the opportunity to immediately crystalise the value of its land bank, which will improve the operating cash flows of the Group and strengthen its financial standing. The proposed utilisation of proceeds amounting to RM69.10 million will pare down the Group’s borrowings and reduce its gearing level. The Proposed Disposal provides an avenue for GOB to increase cash-flows to facilitate ongoing and future development projects which are expected to contribute positively to the Group’s future earnings.



从文告中提到建议出售事项提供了一个机会让公司实现和解锁高于市场价值的土地。此外，建议出售事项预计将得到大约RM8千522万元的净收益，较基于GOB的已发行及缴足股本于LPD加权平均每股约33.1仙。这将改善本集团的营运现金流，并加强其财务状况。所得款项总额RM6千910万元将利用来削减集团的借款，降低其负债水平。建议出售事项提供了一个途径让GOB增加现金流，为集团未来的项目开发盈利做出贡献。

所以没有理由投反对票

每股33.1仙的现金。股价现介于52-53仙之间。而且公司本来就有1亿7千940万的现金流，是不是undervalue好多，好多？


另外ESOS exercise price 也从RM1.00 调到 76仙。代表公司雇员要花76仙来转换。可是股价才53仙。所以是很undervalue的。

GOB-2QFY15六个月净利涨49.39%

GOB与去年同期相比， 净利增长49.39%， 由原本RM10894000 增长到RM16275000。EPS也从去年的4.79仙提升到6.60仙。主要收入增长来源自da:men mixed developments, USJ Subang Jaya。另外NTA也是增涨到RM1.38。NTA也是每个季度都在成长。

公司尚有现金RM53448000。

在报告中，公司跟银行担保借贷给子公司共4亿7千9百30万。

公司也将卖地而得到1亿4千2百35万。

买进GOB图学习right issue

如题,今天买进GOB就是想对right issue有更好的认识。这个就是和股东讨钱的。为什么我要买进呢?完全就是为了学习。学习算法,过程,还有其他的。自己经历了就会比较懂了。花钱买经验,如果有赚到。如果没赚到就是花钱买教训了。


这个right issue是两粒母股可以进两粒价值50仙的附加股。每两个附加股可以得到免费单凭。

Ex date是11月28号。所以要在27号前买进。
12月3号到10号可以买卖OR。不想买附加股可以卖掉OR。没有卖掉OR的就要在12月17号把钱存进去户口(到底是被扣多少水钱,有什么手续等,到时就知道)。还有就是价格到底会是多少等。

GOB 目前价格88.5仙。Pe 少过5。 又卖掉一些资产,EPS肯定会起。卖掉资产来还债和发展。应该不会错吧。买卖自负。

最近公司卖地,将得到1亿4千2百万,预计将在2015年4月完成售地。这些钱1亿拿来发展,3百50万是开销,3千5百万拿来还债。进帐的钱也将提高NTA.还有就是可以降低债务。这些都是对公司未来发展好的一面。基本上,公司股价现在已经算是undervalue。

在9月9号的bursa announcement 里发现Notice of Interest Sub. S-hldr (29A) - Dato' Choo Chuo Siong。 他持股6.55%。他是何许人？

Dato' Choo Chuo Siong is Independent Non-Executive Director of Pavilion REIT Management Sdn. Bhd., the Manager of Pavilion Real Estate Investment Trust, since June 19, 2012. He is currently the Managing Director of Xiao En Group where he supervises, moderates and is the chief decision maker in the daily operations, including corporate master planning. Xiao En Group which is a family business is involved in memorial parks, memorial centre and bereavement care services in Malaysia. Besides being an advisor at the Centre of History & Contemporary Research on China - ASEAN, he has also completed several housing developments in the east coast of Peninsula Malaysia which include office buildings, housing development and apartment projects in the Klang Valley and the Nilai Memorial Park in Negeri Sembilan under the Xiao En Group. He also holds directorship in Nilai Memorial Park (NS) Bhd and Memorial Venture Berhad.

他是孝恩集团的董事经理，也是Pavreit 的非执行董事，在大马殡葬业拥有一席地位。不知他持有GOB是不是另有目的。
