GOB卖地，得每股33.1仙

3月11号投票卖地，看来老板是要在GST前弄好卖地事宜。

4. RATIONALE FOR THE PROPOSED DISPOSAL

The Proposed Disposal provides an opportunity for GOB to realise and unlock the value of the Lands at a price that is above the market value. The Consideration is at a premium of approximately RM6.35 million or 4.67% above the Market Value of the Lands of RM136.00 million ascribed by the Valuer. Further, The Proposed Disposal is upon completion expected to result in a net gain of approximately RM85.22 million representing about 33.1 sen per share based on GOB’s weighted average issued and paid-up capital as at LPD. The Proposed Disposal also provides GOB Group the opportunity to immediately crystalise the value of its land bank, which will improve the operating cash flows of the Group and strengthen its financial standing. The proposed utilisation of proceeds amounting to RM69.10 million will pare down the Group’s borrowings and reduce its gearing level. The Proposed Disposal provides an avenue for GOB to increase cash-flows to facilitate ongoing and future development projects which are expected to contribute positively to the Group’s future earnings.



从文告中提到建议出售事项提供了一个机会让公司实现和解锁高于市场价值的土地。此外，建议出售事项预计将得到大约RM8千522万元的净收益，较基于GOB的已发行及缴足股本于LPD加权平均每股约33.1仙。这将改善本集团的营运现金流，并加强其财务状况。所得款项总额RM6千910万元将利用来削减集团的借款，降低其负债水平。建议出售事项提供了一个途径让GOB增加现金流，为集团未来的项目开发盈利做出贡献。

所以没有理由投反对票

每股33.1仙的现金。股价现介于52-53仙之间。而且公司本来就有1亿7千940万的现金流，是不是undervalue好多，好多？


另外ESOS exercise price 也从RM1.00 调到 76仙。代表公司雇员要花76仙来转换。可是股价才53仙。所以是很undervalue的。
